Commercial Flooring Guide: Choosing Carpet and Vinyl for Your Business

December 16, 2025

Commercial carpet flooring has to cope with heavy foot traffic, office chairs and regular cleaning, and still look good for staff and customers. For most offices, shops and strata buildings, the choice comes down to broadloom or carpet tiles in the right fibre, plus slip-resistant safety vinyl for kitchens and wet areas. This guide covers each option and the commercial ranges we carry.

Broadloom or carpet tiles: which suits your space?

Broadloom is carpet that comes on a wide roll and runs wall to wall. Carpet tiles are smaller squares laid in a grid. Both suit commercial spaces; the right one depends on how the space is used.

  • Offices. Carpet tiles make sense in open-plan areas where desks move and wear builds up in walkways, because you can lift and replace single tiles. Broadloom gives a clean, seamless finish in boardrooms and receptions.
  • Retail. Tiles near the entry and counter can be swapped out as they wear, while the rest of the floor stays as it is.
  • Strata common areas. Corridors and foyers usually need one consistent look across every level. Broadloom on a 3.66m roll means fewer joins in long runs, while tiles let you keep spares from the same batch for repairs.

Loop pile is common in commercial carpet, because loops resist crushing and help hide everyday soiling. All of our commercial broadloom ranges are loop pile constructions. For a deeper comparison, read our guide to carpet tiles vs broadloom.

Wool and wool-blend commercial broadloom

Wool brings a natural, warm feel to boardrooms, receptions and executive offices. Our commercial carpet ranges list the fibre, pile weight and roll width, so you can compare them side by side.

Solution-dyed nylon for busy workplaces

In solution-dyed nylon, the colour is added before the fibre is spun, so it goes right through each strand. It suits busy offices and shared spaces. Forge Ahead is a Feltex textured tufted loop pile in 100% Statron Plus® solution-dyed nylon. It comes in six colours with a 15 year limited wear warranty.

Commercial carpet tiles

Our carpet tiles give you a modular floor that is easy to repair and zone with colour. Three Victoria Carpets ranges come with full specifications:

  • Spectre: 50 x 50cm tiles, 7.5mm thick, in 100% solution-dyed nylon. Eight colours, 15 year limited wear warranty.
  • Stone: textured loop tiles, 50 x 50cm and 9.5mm thick, in 100% solution-dyed nylon. Eleven colours, 15 year limited wear warranty.
  • Torrent: high cut low loop tiles, 50 x 50cm and 10.5mm thick, in 100% solution-dyed nylon. Thirteen colours, 15 year limited wear warranty.

We also carry Glacier, Horizon, Pick Up Sticks, Lakeside and other tile ranges. Ask us for the specification sheet, or see the samples in a showroom.

Safety vinyl for commercial kitchens and wet areas

Where floors get wet or greasy, safety vinyl sheet is the better fit. It has slip resistance built into the surface. In Australia, slip resistance is classified under AS 4586: P ratings come from a wet pendulum test and R ratings from an oil-wet ramp test. The higher the number, the more grip. Wet barefoot areas such as showers and change rooms have their own barefoot ramp classes (A, B and C), so ask for those too.

Planning installation around your business

At the measure, tell us your trading hours, which areas need to stay open and where furniture or equipment will need to move. We can then discuss whether the job could be staged area by area or scheduled for quieter times, and confirm what is possible in your quote.

The site check also covers the subfloor. Old flooring may need to come up, and concrete may need moisture testing or levelling before carpet or vinyl goes down. In buildings built before 1990, old vinyl, lino or the adhesive under them may contain asbestos. Check your building’s asbestos register, or have the flooring tested before it is lifted, and share the result with us before the quote. Commercial carpet and tiles are often glued down; we confirm the method at the measure. Under the National Construction Code, floor coverings in most commercial buildings and in strata common areas must meet fire hazard requirements, tested to AS ISO 9239.1. Ask your builder or certifier what your building needs, and ask us for each range’s fire test report with the specification sheet. Our installation team handles professional installation, and Royal Floors gives a 2 year installation warranty. Product warranties come from the manufacturer, as set out on our warranty page.

How do you maintain commercial carpet and vinyl?

  • Stop dirt at the door. Entrance mats catch grit and moisture before they reach the carpet.
  • Vacuum the busy paths often. Entries, corridors and walkways around desks collect the most soil.
  • Deal with spills quickly. Blot, do not rub, and use a cleaner suited to the fibre.
  • Book deep cleaning. Schedule professional cleaning using the method the manufacturer recommends for that carpet.
  • Care for safety vinyl. Sweep, then mop with a cleaner the manufacturer recommends, so the slip-resistant surface keeps working.

Frequently asked questions

Are carpet tiles or broadloom better for an office?

It depends on the space. Carpet tiles let you replace a worn or stained tile without redoing the room, which suits busy open-plan offices. Broadloom gives a seamless look that suits boardrooms, receptions and long corridors.

What does pile weight mean on commercial carpet?

Pile weight is the amount of yarn in each square metre of carpet. A heavier pile weight means more yarn. Our commercial wool ranges list it on the product page, for example 40oz (1360g/m²) for Kingsgate Heather.

What slip rating does a commercial kitchen need?

Always follow your project specification, which is usually based on Standards Australia’s handbook SA HB 198. In our range, Safeguard R12 is rated P5 / R12 for commercial kitchens and areas with constant water or spills. Safeguard R10 and R11 also list commercial kitchens, so check which rating your kitchen needs.

Can commercial flooring be installed outside business hours?

Talk to us about it at the measure. We can discuss your trading hours, whether the work could be staged area by area, and what timing is possible for your job.
